California bank offering grant up to $32,099 in downpayment assistance for first time homebuyers

CALIFORNIA – FHLBank San Francisco announced, April 9, that it will provide $12 million for its 2025 Workforce Initiative Subsidy for Homeownership (WISH) Program.

Low- and moderate-income families and individuals can apply for a WISH grant up to $32,099 to help achieve homeownership.

The bank said it works with local lenders in California, Arizona and Nevada to build strong communities, create opportunity, and change lives for the better.

“In today’s challenging housing market, where home prices are rising and affordable housing inventory remains tight, WISH grants are a proven tool for expanding access to homeownership,” said FHLBank San Francisco interim president and CEO Joe Amato. 

Program for first-time homebuyers earning at or below 80% area median income

The WISH Program offers downpayment and closing cost assistance to eligible first-time homebuyers — those earning at or below 80% of the HUD area median income.

The FHLBank San Francisco provides member financial institutions $4-to-$1 matching grants.

First-time homebuyers interested in learning more about WISH matching grants are encouraged to contact a participating member institution directly.

‘My rent was increasing by $100 every year’

FHLBank San Francisco worked with Tri Counties Bank to grant Diane Fuchs, a single mother and grandmother who rented for 25 years, $30,800 in downpayment assistance.

“My rent was increasing by $100 every year,” Diane shared. “Now I know exactly what I’m responsible for. It’s a really secure feeling.”

Tri Counties Bank head of community banking Scott Robertson said they’re passionate about home affordability across their entire footprint.

“Partnering with the Federal Home Loan Bank of San Francisco and making homeownership dreams come true through the WISH program is exactly at the heart of what we do,” said Robertson.
