SoCal developer addressing housing supply shortage – releases floor plans priced in the mid $400Ks

HESPERIA – Silverwood developers released November 18, floor plans for their master planned community with homes starting in the mid $400,000s – an accessible option for middle-income buyers in one of the nation’s priciest markets.

The development near the San Bernardino Mountains in Hesperia addresses Southern California’s need for affordable housing.

According to the California Department of Housing and Community Development, during the last ten years, housing production averaged fewer than 80,000 new homes each year, and ongoing production continues to fall far below the projected need of 180,000 additional homes annually.

Silverwood developers says their ultimate plan for the 9,366-acre community is to build 15,663 single-family houses, townhouses and condominiums. 

“There is virtually no available new home product in this price range in Southern California,” said Silverwood general manager John Ohanian. 

Unique collection of home designs

Silverwood says it’s turning over home lots to five builders. Lennar, K. Hovnanian, Watt Capital Developers, Woodside Homes and Richmond American Homes plan to build the first 650 single-family houses in the development.

This collection offers a variety of home sizes with features tailored to a wide range of lifestyles, including RV and toy parking, backyard casitas, multi-generational floor plans, and bold exterior paint colors,” says a statement on the website.

Homes listed on the website range from 1,500 sq. ft. to 4,000 sq. ft., with two to three car garages and up to 6 bedrooms.

Silverwood says each builder designed the homes to take advantage of the mountain views in the area.

In addition to the homes, plans include schools, up to 1.5 million square feet of commercial uses and apartments.

Opening in mid 2025

Ohanian says first residents are expected to move in by the middle of 2025. There are 1,800 people on the interest list.
