Public servants and military families can get up to $24,000 in down-payment aid and $9,000 grants

CALIFORNIA — As housing costs continue to rise across the state, new and expanded homebuyer assistance programs are offering support to public servants and military families struggling to enter California’s competitive housing market.

Among them, the Public Servant Next Door and Soldier Next Door initiatives have relaunched with grants up to $9,000 and down-payment assistance up to $24,000.

The Public Servant Next Door program provides federal, state, county, and city employees with access to homebuying benefits designed to make the process more affordable. There are no application fees or upfront costs. 

Program officials say that it also connects participants with preferred mortgage options that are not typically available to the general public.

In parallel, the Soldier Next Door program focuses specifically on those who serve or have served in the U.S. military. Active-duty personnel, veterans and their families may be eligible for grants and down-payment assistance, along with access to home loans and resources designed to complement VA loan benefits. 

Assistance for nurses, teachers and first responders

Both programs are part of the broader Next Door Programs® family, which connects tens of thousands of applicants with housing grants, down-payment assistance and specialized support each year.

These initiatives come at a time when housing affordability remains a pressing challenge in many states. 

In California, state-level programs like Dream For All, administered by the California Housing Finance Agency, are reopening to offer shared-appreciation loans that can cover up to 20 % of a home’s value toward down-payment and closing costs.
