Lease to Dutch Bros Victorville selling for $3M!

VICTORVILLE – The Dutch Bros Victorville coffee shop, scheduled to open May 1, is available for purchase with a 15 year absolute net lease for $3 Million. The absolute net lease agreement allows the owner to collect an estimated $115,000 annual rent while Dutch Bros Coffee will be responsible for all property related expenses including the rent, taxes, insurance, and building maintenance.

The Dutch Bros Victorville coffee shop is located at 15211 Hook Blvd in Victorville. According to the listing real estate company Marcus and Millichap, the property sits on a .55 acre out lot next to a Stater Brothers grocery shopping center. The 15 year lease agreement allows for a 10% rent increase every 5 years and three 5-year options to extend the lease.

Dutch bros rent increase

Absolute net leases require absolutely no landlord responsibility for expenses, making them highly attractive to investors who desire a truly passive income stream. While other expense structures require the landlord to pay for some or all the building expenses, absolute net leases require the tenant to pay these expenses directly.

The Dutch Bros company, founded in 1992, got its start with brothers Travis and Dan Boersma selling espresso out of a pushcart in Grant Pass, Oregon. Now there are currently 538 Dutch Bros shops across the country with plans to expand to 4,000.

The property, located off the southwest corner of Hook and Amargosa, traffic counts exceed 40,000 cars per day. Victorville has experienced growth over the last decade with the population increasing over 117% since 2000 and a projected 20% growth over the next five years.

A typical commercial loan requires at least a 20% downpayment – in this case $600,000, in order to qualify for the purchase of a property.
